This study aims to create regional identity and landscapes and achieve urban regeneration and local revitalization by utilizing the historical and cultural value of modern architecture in Chungcheongbuk-do, including architectural assets and heritage. To this end, the study examined the current status of related institutions and policies, reviewed similar cases in Korea, and evaluated the applicability of such initiatives to Cheongju, Chungcheongbuk-do. The legal foundation for related policies includes the Act on the Promotion of Hanok and Other Architectural Assets and the recently enacted Act on the Preservation and Utilization of Modern and Contemporary Cultural Heritage. These laws enable the designation of architectural asset promotion districts, the registration of outstanding architectural assets, and the provision of support. However, due to the lack of supportive systems, the nationwide registration of promotion districts and outstanding architectural assets remains relatively limited. Meanwhile, domestic cases of creating new regional landscapes using modern architecture have been implemented in various ways. Representative examples include the Modern Cultural Alley in Jung-gu, Daegu, the Incheon Open Port Area, and the Guryongpo Modern Culture and History Street. Based on these analyses, the applicability to Chungcheongbuk-do was evaluated. Recognizing that a significant portion of modern architectural assets in Chungcheongbuk-do is concentrated in the old city center of Cheongju, the study focused on exploring utilization strategies for these assets within this area. Such initiatives are expected to foster a sense of pride among local residents and contribute to local economic and tourism development. This study systematically examines the preservation and utilization potential of modern architecture in Chungcheongbuk-do, providing practical policy recommendations for urban regeneration and regional development. It serves as foundational material to ensure that Chungcheongbuk-do's historical architectural assets are preserved and passed on as valuable resources for future generations.
